ROLLINGWOOD AUSTIN

An incorporated city unto itself, Rollingwood is near the heart of Austin.  Residents love it, as it has the feel of a close-knit small town. This upscale Travis County area is one of the finest communities this area has to offer. This neighborhood features single-family homes with an average build date of 1993, on oversized to small acreage properties.  While the average build date is ‘93, there is a range of homes from 1960s models to brand new builds. Many of these homes have pools, spas, extensive decking, covered patios, courtyards, and other nice gathering spaces for residents and their guests. Expansive interiors average 4,300 square feet with 3-6 bedrooms and 3-7 bathrooms.  The interior details vary and depend upon the architecture and age of the home. WHERE IS ROLLINGWOOD?

This neighborhood is just 5 miles south of Downtown Austin.  Its borders are Park Hills Drive at Laura Lane to the north, Bee Caves Road to the south, Ridgewood Road to the east, and Zilker Park to the west.

THINGS TO DO NEAR ROLLINGWOOD

These neighborhood homes are sought after by home-buyers due to the proximity to desirable amenities. Within the community itself, residents love to gather at Hatley Park and Rollingwood Park for outdoor recreation on sports courts and fields, playgrounds, and trails. For added outdoor fun, residents are close to Austin’s beloved Zilker Metropolitan Park, the site of many festivals, music concerts, and acres of open green space for various kinds of recreation. Rollingwood is close to Bee Cave Road where retail shops, cafes, services, and grocery stores are plentiful up and down the road.  Additional shopping is nearby via the mall at Barton Creek Square, where there is a variety of upscale shopping options as well as movies for entertainment at AMC Barton Creek 14 theater.

SCHOOLS

The highly rated Eanes ISD serves the students of Rollingwood. Younger students attend Eanes Elementary (PK-5) or Cedar Creek Elementary (K-5) while older students attend Hill Country Middle (6-8) and Westlake High School (9-12).  Private school options include St. Stephen’s Episcopal School (6-12), Trinity Episcopal School of Austin (K-8), and Fusion Academy Austin (6-12).
